What is the difference between Roof Replacement, Repair, and Restoration?

The scope, cost, and legal protections are very different across all three:

  • Roof Repair: A targeted fix for a specific leak or small area of damage. Short-term, for localised issues. (1 to 2 year solution. Approximate cost: $1,000 to $3,000)
  • Roof Restoration: Cleaning, minor repairs, and re-coating the existing material. It improves the look but doesn’t fix underlying structural or age-related deterioration. (2 to 7 year solution. Approximate cost: $5,000 to $15,000)
  • Roof Replacement: Complete removal of old materials and installation of a brand-new engineered roofing system, including insulation blanket. The only long-term solution for an aging roof. (50 to 100 year solution. Approximate cost: $15,000 to $35,000)

In South Australia, the licensing requirements also differ across each option:

  • Roof repair: Falls under General Maintenance.
  • Roof restoration: Typically falls under Roof Tiling or Roof Restoration licensing.
  • Roof replacement: Because this involves structural work and waterproofing an entire building, it requires a Building Work Contractor licence and, for metal installations, a Roof Plumbing licence specifically.

Why is hiring a company without a Roof Plumbing License a risk to my home?

In South Australia, a Roof Restoration licence is not the same as a Roof Plumbing Licence. A company without the correct credentials is legally restricted in what they can do, even if they quote as though they’re not.

The risks are significant:

How do I check if a roofing company is properly licensed in South Australia?

  • Licence is expired, suspended or has conditions
  • The licence is in a different person’s name to the one quoting you

Check Their ABN and Trading History

Red flags:

  • Only trading for a year or two in a high-risk trade like roofing
  • The ABN is under a completely different name to the one on the quote
  • You find other cancelled ABNs with similar names linked to the same person

Short-lived ABNs can be a sign of operators who shut down when problems start, and reappear under a new name.

RECOMMENDATION

Ask for Proof of Credentials (And How to Check Them)

Once you’ve checked the licence and ABN online, ask the contractor to email you:

  • A copy of their builder’s licence
  • Public liability insurance certificate
  • Workers compensation cover (if they have staff)
  • A couple of recent job addresses and references

A reputable contractor will send this through quickly. If they avoid it, delay, or “forget”, that’s usually a sign to walk away.

Make Sure You Have a Proper Written Contract

Before you accept any quote, make sure the paperwork clearly lists:

  • Full scope of works
  • Materials (e.g. Colorbond type, profile, colour)
  • Safety measures (scaffolding, mesh, etc.)
  • Start and completion expectations
  • Payment schedule and deposit
  • Warranties – product and workmanship

If another contractor’s quote is a one-pager with a vague description, you’re carrying most of the risk.

Check Reviews and Reputation

Use Google and other platforms properly:

  • Search their business name + “reviews”
  • Look for a history of reviews spanning years, (not all posted in a single week), and make sure they appear to be written by real people and not bots.
  • Read the actual comments, not just the star rating
  • Look for authentic before-and-after photos on their website and social media. Always verify they are real jobs, not AI-generated content

Be cautious if:

  • They have no Google reviews at all
  • Only have Facebook reviews from what looks like friends
  • You can’t find them online anywhere

Will the new metal roof be fire-resistant, which is important for my safety?
